ABOUT LEAH RYAN, AIA

Leah received her Bachelor of Architecture degree from the University of Notre Dame, which included a year at the School of Architecture's Rome Studies Center.  Upon graduation she moved to Temuco, Chile where she spent six months volunteering as a designer and site supervisor with Habitat for Humanity.  After her time in Chile, Leah lived in New York City where she worked at the architectural firms of Hart Howerton and Povero&Company.  During her time in New York, she also worked at a woodworking studio making custom furniture.  Leah moved to the Twin Cities in the fall of 2010 where she opened the doors to her own architectural practice, Leah Ryan Design, LLC.  Leah has a love for old homes, and traditional architecture with a contemporary elegance, and a passion for creating spaces people want to live in.   She has worked on numerous residential renovations as well as large scale town plans, resorts, and club houses.  Leah is a member of the American Institute of Architects and is a licensed architect in the State of Minnesota.

DESIGN PROCESS

Step 1: Free Consultation
The first step in the design process is a meeting between the client and designer where we discuss the overall scope and vision of the project.  At this meeting we get an idea of what you are looking to accomplish with your renovation or addition, discuss the program, and get a sense for how you use your home and what will work for your lifestyle.  After this meeting we will send a proposal summarizing the project terms, schedules, and fees. 

 

Step 2: Schematic Design
During this phase of the project, we document the existing conditions of your home by creating measured drawings that will serve as a starting point for design.  With these drawings in hand, we will meet to further discuss programming, space planning, and function of your home.  After this meeting, we will draw up 2-3 schemes from which the project will evolve.

 

Step 3: Design Development
With your approval, we will take a more detailed look at your chosen design.  We will work on tweaking the details as we further develop the plans, sections, and elevations.  It is during this phase that material, hardware, and fixture selections begin.

 

Step 4: Construction Documents
during this phase the final drawings, specifications, and all pertinent construction information is put together into a final package. These are the documents the contractor you select will use for construction.  It is also these documents on which your construction price and contract with the Contractor is based. 

 

Step 5: Construction Administration
It is during this phase that we will perform site visits to ensure the contractor’s work is meeting the design intent of the project.
